Quick answer: Mark Dietel Realty's read for Fishers, Indiana: both ZIP Codes are a buyer's market right now, and 46037 is the slower of the two. Homes sold for 95.5% of original list price in 46037 and 95.9% in 46038. List at what buyers are paying today.
What we analyzed: Indiana REALTORS Housing Hub reports for ZIP Codes 46037 and 46038 and Hamilton County, pulled October 12 to 15, 2026. Monthly figures are September 2026, three-month figures are July to September 2026, and list-price and price-cut figures are three-week averages for the week of October 5 (county: September 28). The Housing Hub reports by ZIP Code, so we show each ZIP separately. ZIP Codes are not city limits.
Key takeaways
- Both Fishers ZIP Codes sit under our 96% buyer's-market cutoff when measured against original list price.
- More than half of the listings in both ZIP Codes have cut their price.
- Homes in 46037 took longer to go under contract than homes in 46038, and both took longer than a year ago.
- Four builders list communities near Fishers, so buyers have new homes to compare.
- We report what happened, not what will happen.
What are Fishers sellers seeing right now?
Fishers sellers are getting less than their first asking price. In the week of October 5, homes sold for 95.5% of original list price in ZIP 46037 and 95.9% in 46038. More than half of the listings in both ZIP Codes have cut price.
Our Indiana cutoff for a buyer's market is under 96%. Supply points the other way: months of inventory is low in both ZIP Codes, so the call and the supply figure disagree. This window is early in the slower season, which is part of the reading.
Original list price is the first price a home was listed at. The Housing Hub also publishes sale price against asking price over three months, which reads higher. We show both below.
Hamilton County as a whole read 96.1% against original list price in the week of September 28. That is a different week, so it is not a like-for-like comparison, and we make no county call. The call applies to each ZIP as a whole. A different price range can be a different market.

Our view at Mark Dietel Realty: We report what happened and what it means for your price range. We do not predict prices. Anyone who tells you exactly where prices will be next spring is guessing.
Why do ZIP 46037 and 46038 read differently?
The two ZIP Codes show the same supply, 2.2 months of inventory, but they get there in different ways. In 46037, three-month sales fell from a year ago. In 46038, the number of homes for sale rose by almost a third.
Both ZIP Codes slowed. Median days to pending rose from a year ago in each, as the table shows. Median prices stayed close to last year's.
This September against last September
| Measure | ZIP 46037 | ZIP 46038 |
|---|---|---|
| Median days to pending, Sep 2026 vs Sep 2025 | 39 vs 22 | 32 vs 15 |
| Median sale price, Sep 2026 vs Sep 2025 | $452,000 vs $435,000 | $380,000 vs $373,000 |
| Closed sales, Jul to Sep 2026 (change from a year ago, as published) | 210 (down 16%) | 154 (down 7%) |
| Homes for sale, Sep 2026 (change from a year ago, as published) | 151 (down 9%) | 106 (up 31%) |
Our read: prices held, and time on the market grew. These are medians for all residential sales, so the mix of homes sold can move them. The Housing Hub gives no price per square foot, so we read no price trend into the change.

What are Fishers sellers competing with from builders?
Buyers in Fishers can also tour new homes. David Weekley Homes, Fischer Homes, Lennar and Pulte Homes each list communities in or near Fishers on their own websites, which we checked on October 15, 2026. Buyers can compare those homes with resale homes at the same price.

Public data does not tell us how many buyers chose a new build over a resale.
What does the Fishers market mean for your next move?
Your next step matters as much as the Fishers numbers. If you buy in the same market, you may be a seller and a buyer in conditions that favor buyers. If you are moving away, you carry the house while you wait.
Seller situations in Fishers
| Your situation | What the Fishers numbers say | What to check first |
|---|---|---|
| Moving up within Fishers | Homes sold under original list price in both ZIP Codes, and your next purchase may follow the same pattern | Whether your purchase can wait for your sale to close |
| Moving down | A sale under original list price means less cash toward the next home | A written net sheet at a lower sale price |
| Moving away | Longer days to pending means more months of carrying the house | Monthly cost to hold the house while it is listed |
| Already bought your next home | You pay for two homes until this one sells | Pricing from this month's sales, not last year's |
How do Indiana property taxes show up when you sell?
Indiana property taxes are paid in arrears, so each payment covers the year before. The Indiana Department of Local Government Finance (DLGF) says bills are typically due May 10 and November 10. The 1% cap on a homestead applies only to a property that receives the homestead deduction, so a buyer's first bill may differ from yours.
The deduction is tied to an owner's principal place of residence. See our guide to how property taxes work in Indiana. This is general information, not legal, tax or appraisal advice. Confirm your situation with the Hamilton County Assessor, a CPA or an attorney.
What does this look like in Central Indiana?
This is a hypothetical example, not a Fishers sale. Say a home lists at $400,000 and sells at 95.5% of its original list price. Commissions are fully negotiable and are not set by law, so the rows we cannot fill are the ones a written net sheet fills.
Hypothetical sale, for illustration only
| Line | Amount |
|---|---|
| Original list price | $400,000 |
| Sold at 95.5% of original list price | $382,000 |
| Gap from original list price | $18,000 |
| Your negotiated agent compensation | (enter yours) |
| Other closing costs and mortgage payoff | From your net sheet |
| Cash to you | Your net sheet decides |
When this doesn't apply
These numbers cover ZIP Codes 46037 and 46038. Some Fishers addresses use other ZIP Codes, such as 46040 and 46250, and are not included. Noblesville, Carmel and Westfield are outside these ZIP Codes. If you already have a buyer or must sell by a set date, your contract terms matter more than these numbers. The Housing Hub does not split sales by price range, so it cannot show what your range is doing. If you own outside these ZIP Codes, our Fishers prices and trends page gives a wider view.
What to do next
Ask for a written net sheet so you can see what you would keep at today's prices. Our guide shows what a seller net sheet includes.

Fishers seller FAQ
Is Fishers a buyer's market or a seller's market?
By our Indiana cutoffs, it is a buyer's market in both ZIP Codes. Homes sold for under 96% of original list price in the week of October 5. The window is early in the slower season, which is part of the reading.
How long does it take to sell a house in Fishers?
In September, the typical home went under contract in 39 days in ZIP 46037 and 32 days in 46038. That counts days to a contract, not to closing. We do not predict how long your home will take.
Should I lower my price?
It depends on how many buyers have seen your home and what they said. More than half of Fishers listings have cut price, so a cut is common here. Our sell now or wait guide covers timing.
Do new builds in Fishers lower resale prices?
Public data does not answer that, because the Housing Hub does not separate new and resale sales. Four builders list communities near Fishers, so compare your home with what buyers see at your price.
Why does my Fishers address use a different ZIP Code?
Fishers addresses use more than one ZIP Code. This page covers 46037 and 46038 only. Other Fishers ZIP Codes, such as 46040 or 46250, are not in these figures.
What does a seller net sheet show?
A written net sheet lists the sale price, your mortgage payoff, closing costs and other items, then the cash you would keep. Ask for one at two or three possible prices so you can compare them before you list.
