Should you sell your Fishers home now, or wait?

If you plan to sell this year, price for today's Fishers buyers. See what waiting costs, how Fishers sales run by month and who can afford to wait.

Quick answer: Mark Dietel Realty's read for Fishers, Indiana: if you plan to sell this year, price for the buyers shopping now, because waiting costs time too. Homes in both Fishers ZIP Codes now take longer to sell than a year ago. Wait only if you can carry the house for the extra months.

What we analyzed: Indiana REALTORS Housing Hub reports for ZIP Codes 46037 and 46038, pulled October 15, 2026. Monthly figures are September 2026, price-cut and list-price figures are three-week averages for the week of October 5, and the monthly sales and homes-for-sale counts come from MDR's Fishers series built from the Housing Hub. The mortgage rate is Freddie Mac's survey for the week of October 22, 2026.

Key takeaways

  • Waiting costs the months you keep paying for a house that is not sold.
  • In the months we show, Fishers sales were lowest in January, and homes for sale were lowest in March 2025.
  • More than half of Fishers listings have cut their price, so the first price is often not the last.
  • Whether you can wait depends on your carrying costs and the date you need the cash.
  • We do not predict prices; our Fishers market page has the full numbers.

What does waiting cost a Fishers seller?

Waiting costs you the months you keep paying for a house that is not sold: mortgage, property taxes, insurance, utilities and upkeep. It also costs time at a price buyers may not accept. The first weeks on the market count the most.

Our view at Mark Dietel Realty: In our experience, the first 30 days on the market decide most sales. That is when the buyers already waiting at your price see your home, and the price they see on day one is the one they judge. A price that corrects in week six is shown to fewer buyers than the price on day one.

Does a price cut mean you lose money?

Not by itself. In our experience, homes that reduce their price tend to sell close to the reduced price. What sellers often lose is the time spent at the first price. More than half of the listings in both Fishers ZIP Codes have cut their price.

Read your showing feedback before you change the price a second time. Our guide to why homes are not selling in Fishers walks through how to tell price from promotion from the house itself.

Which Fishers sellers can wait, and which have less room?

You can wait if you do not need to move this year, can hold the house through a slow winter and are willing to price for the buyers who show up. You have less room if you already bought your next home or must move by a set date.

How do mortgage rates change the choice?

Rates are one thing buyers weigh, and we do not forecast them. A sale timed to a rate change is timed to something you cannot see. The table gives the published figures.

What does this look like in Central Indiana?

This is a hypothetical example, not a Fishers sale. Say it costs $3,000 a month to hold a home: mortgage, taxes, insurance and utilities. The table compares listing now with listing three months from now.

Hypothetical holding costs

LineList nowList in three months
Monthly holding cost$3,000$3,000
Months held before listing03
Holding cost before listing$0$9,000
Extra sale price needed to cover that waitNone$9,000

The later sale would need to bring $9,000 more just to cover the holding costs, before any change in how long the home takes to sell. A written net sheet shows your own version of this table.

When this doesn't apply

These figures cover ZIP Codes 46037 and 46038. Some Fishers addresses use other ZIP Codes, such as 46040 and 46250, and are not in them. The Housing Hub does not split sales by price range, so your range may behave differently. If you must sell by a set date, waiting is not on the table. If you already have a buyer, your contract terms come first. For the wider Fishers picture, see what is happening in the Fishers housing market for sellers.

What to do next

Ask for a written net sheet at two possible list prices, then compare the cost of waiting with the difference between them. Our guide to what a seller net sheet includes shows what to expect. Fishers sell now or wait FAQ

Is winter a bad time to list in Fishers?

In the months we show, Fishers sales were lowest in January, and homes for sale were thin in March 2025. Whether that helps or hurts depends on your price and your home. We do not predict this winter.

Will Fishers prices fall if I wait?

We do not predict prices, and waiting is a bet on something neither of us can see. What we can see is that homes in both ZIP Codes are taking longer to go under contract than a year ago.

How soon should I review my price?

Look at showings and feedback inside the first month, not after it. The first weeks are when buyers already shopping at your price see your home. Use your showing counts and comments to decide on a change.

Does waiting for lower mortgage rates help me as a seller?

Rates affect what buyers can afford, but we cannot tell you where they will go. Freddie Mac's average was 7.32% in the week of October 22, 2026. Decide using your carrying costs and your date, not a rate guess.

Which Fishers ZIP Codes does this cover?

It covers 46037 and 46038. Other Fishers addresses, such as 46040 and 46250, are not in these figures. Ask for numbers for your own ZIP Code.
