Noblesville is a buyer's market in 46060 and balanced in 46062, because 46060 sellers gave up more of their first asking price: in the week of Oct. 05, 2026, homes sold for 95.3% of original list price in 46060 and 96.6% in 46062 (Indiana REALTORS Housing Hub). Supply points the same way, with homes for sale up 22% from a year earlier in 46060 in September 2026 and down 3% in 46062. Each call is for the ZIP as a whole, and your price range can be in a different market. What that means for your home depends on your price range and condition, because a ZIP-wide figure is only where the conversation starts.

Is Noblesville a buyer's market or a seller's market right now?
Noblesville is two markets at the moment, one for each ZIP Code. In the week of Oct. 05, 2026, homes in 46060 sold for 95.3% of their original list price, which puts that ZIP in a buyer's market by the test we use. Homes in 46062 sold for 96.6%, which we read as balanced. Each call covers the ZIP as a whole, and a single price range inside either ZIP can be in a different market from the ZIP around it.
We make the call from the original list price on purpose. A home that cut its price and then sold at the new number still counts against where it started, so the figure shows how far sellers had to move before a buyer said yes. When sellers get close to their first price, the market is theirs; when buyers routinely negotiate well below it, the market is the buyer's. Hamilton County as a whole came in at 96.1% for the week of Sep. 28, 2026, which is also balanced.

What do homes sell for in Noblesville?
It depends on which ZIP Code you are in. From Jul to Sep 2026, the median sale price was $370,000 in 46060 across 204 sales. In 46062 the median was $450,000 across 231 sales. The Hamilton County median for the same months was $470,000, so both Noblesville ZIPs came in under the county figure.
Against the same months a year earlier, the Housing Hub published the 46060 median as up 1% and the 46062 median as up 15%. Over the full year from Oct 2025 to Sep 2026, both ZIPs were up 4% as published. Those 12-month medians were $379,950 in 46060 and $430,000 in 46062.
County sales records add a view by city address. There were 1,614 recorded sales at Noblesville addresses from Sep 2025 to Aug 2026, with a median of $404,900. County records lag, so the most recent months are incomplete. The Housing Hub works by ZIP Code and the county records follow city addresses, so we show the two next to each other and never blend them into one number.

Are fewer Noblesville homes selling than last year?
No, more of them closed. Our monthly chart counts 185 Noblesville sales in June 2026, against 139 in June 2025, and the busiest months of 2026 ran ahead of the same months in 2025. Across the full year, 46060 closed 795 sales from Oct 2025 to Sep 2026, up 11% as published. 46062 closed 889, up 28%.
The summer is where the two ZIPs parted ways. From Jul to Sep 2026, closed sales were up 25% from a year earlier in 46062 and down 4% in 46060.
Homes did take longer to go under contract in both. In September 2026 the median home spent 35 days on the market in 46060 and 28 days in 46062, against 24 and 17 days in September 2025. Across Hamilton County the median was 29 days. Those are medians, so half of the homes took longer, and in our experience the homes that lingered were usually the ones priced above what similar homes nearby had sold for.

Why do 46060 and 46062 feel like two different markets?
Because supply went opposite ways. In September 2026, 46060 had 169 homes for sale, up 22% from a year earlier. Its months of supply rose 11%, to 2.6. 46062 had 150 homes for sale, down 3%. Its months of supply fell 24%, to 2.0.
Price cuts split the same way. In the week of Oct. 05, 2026, 65.5% of listings in 46060 had a price decrease, a higher share than any other Hamilton County ZIP Code on the Housing Hub map. In 46062 the share was 54.0%, close to the county's 54.2% for the week of Sep. 28, 2026.
Put together, a seller in 46060 is up against more listings, and many of those have already come down in price once. A seller in 46062 has fewer homes to compete with, though buyers there are still negotiating off the first asking price. The same advice fits both: know exactly which homes a buyer at your price is touring this month.

Can anyone tell you where Noblesville prices go from here?
No one can do that honestly, and we do not try. What we can show you is what the last few months looked like in your ZIP and at your price, and what that means for the number you put on your home on day one.
One part of September 2026 is worth knowing before you list. New listings were down 35% from a year earlier in 46060 and down 15% in 46062, as published. New pending contracts fell as well, to 56 in 46060 and 59 in 46062. Fewer owners listed and fewer buyers signed contracts than a year before, which is a smaller pool on both sides of the table, and in a smaller pool each buyer's comparison of your home against the few others at your price carries more weight.
Who is in a stronger position right now, and who is in a weaker one?
A ZIP-wide figure helps some Noblesville sellers and works against others. These are the patterns we see on each side.
In a stronger position
- A 46062 seller with a home ready to show, in a ZIP where months of supply fell to 2.0 in September 2026.
- A seller in either ZIP whose first price matches the homes buyers are touring now at that price.
- A seller whose home has had the roof, mechanicals and other inspection items handled before listing.
- A seller who has already planned the next move and can take a fair offer without waiting on another sale.
In a weaker position
- A 46060 seller pricing off early summer, when the median home there went under contract in 7 days in June 2026.
- A seller who lists high to test the market in a ZIP where 65.5% of listings have already cut their price.
- A home that needs visible work and sits at the same price as new construction that comes with a builder warranty.
- A seller who must close by a fixed date and has no backup plan if the first buyer walks.
Where we stand on Noblesville price forecasts
Our view at Mark Dietel Realty: We report what happened and what it means for your price range. We do not predict prices. Anyone who tells you exactly where prices will be next spring is guessing.
Your options for selling a Noblesville home
There is more than one way to sell a Noblesville home. We will lay them side by side with your numbers so you can choose.
List on the market
Usually the highest price, if you have time to prepare and show the home.
- A local agent walks through your home
- Recent sales at your price, side by side
- A pricing and preparation plan for your first weeks on the market
Guaranteed sale
For sellers who need to know the home will sell before they make their next move. Conditions apply.
- We agree on the price up front
- Plan your move around a known outcome
Cash offer
Speed and certainty. Sell as-is, on your timeline.
- No repairs or showings
- See how a cash price compares with listing
A cash offer trades price for speed and certainty. If your home is in good shape and you have time, a cash offer usually means taking less. It can make sense when repairs, timing or certainty matter more than price.
Who this may not be right for
You may not need a listing agent if you already have a buyer, you are comfortable pricing from public sold data, and you are ready to handle disclosures, showings, negotiation and closing paperwork yourself, or with a real estate attorney. Many people sell that way. If that is you, we will tell you so.
We are a team: you work with a listing agent backed by inside sales, coordinators and a transaction coordinator. Some sellers want one person for every call, start to finish. If that matters more to you than a team system, a solo agent may fit you better.
