How long are Fishers homes taking to sell?
Longer than a year ago, in both Fishers ZIP Codes. Days on market is how long a home was listed before it sold, and the median is the middle home, so half took longer. In ZIP 46037 the median was 39 days in September 2026, against 22 days in September 2025.
ZIP 46038 moved the same way, from 15 days in September 2025 to 32 days in September 2026. Hamilton County as a whole was at 29 days in September 2026, so both Fishers ZIP Codes now wait longer than the county (Table 1).
Months of supply is how many months it would take to sell every listed home at the pace of the last 12 months of sales. It was 2.2 in both Fishers ZIP Codes in September 2026, the same as Hamilton County, as Figure 1 shows.

Are Fishers home prices still going up?
In ZIP 46037 they are, and in ZIP 46038 they held close to level. From July to September 2026 the median sale price in 46037 was $458,000, up 8% from the same three months a year earlier as published by the Housing Hub.
In 46038 the median was $375,000 over the same months, up 1% on the same basis. Both sit below the Hamilton County median of $470,000 for those months, which is why we price a Fishers home from Fishers sales.
Buyers also paid close to the asking price. Homes in 46037 sold for 96.9% of asking price from July to September 2026, and homes in 46038 for 97.4%.
The asking price in that figure is the one in place when the home sold, after any cuts along the way. Because the Housing Hub does not report the price sellers started with, we do not call Fishers a seller's or buyer's market from this figure.
Why are so many Fishers sellers cutting their price?
In our read, because first prices in Fishers ran ahead of what buyers were paying, and the share of listings that cut their price is the main evidence we have for it. In the week of Oct. 5, 2026, 59.0% of listings in ZIP 46037 and 52.3% in ZIP 46038 had a price decrease.
In our read, with more than half of listings cutting their price in both ZIP Codes, many Fishers sellers started at a price buyers passed over.
Supply does not explain the wait in 46037. That ZIP had 151 homes listed in September 2026, down 9% from a year earlier as published. Its median wait still went from 22 days to 39 days. ZIP 46038 had 106 homes listed, up 31% on the same basis, so sellers there also face more homes for sale across the ZIP Code than a year ago.

Do Fishers ZIP Codes 46037 and 46038 sell the same way?
Not quite: ZIP 46037 sells for more, and ZIP 46038 sells faster. The two ZIP Codes split Fishers roughly east and west, as Figure 1 shows.
ZIP 46037, the eastern side, had the higher median sale price and more homes sold from July to September 2026, 210 against 154.
ZIP 46038 had the shorter median wait in September 2026, at 32 days, and the higher share of asking price from July to September 2026, at 97.4%.
A seller in 46038 is up against more listings than a year earlier. A seller in 46037 has fewer listings than a year earlier and a longer median wait.
What else are Fishers buyers touring besides your home?
New construction, in a few parts of Fishers. Builder websites checked on October 15, 2026 counted 4 new-construction communities inside the Fishers area, from builders including Lennar and Pulte Homes, some selling now and some closing out or coming soon.
Figure 3 maps them with the communities just outside town, near the southwest edge of Fishers, in the middle of town and toward the east side. Where a buyer can tour a new build near your price the same week, your resale is weighed against a home with a builder warranty.

Is your Fishers home ready to list now, or does it need more time?
The same Fishers figures favor some sellers more than others. This is how we help you sort which side you are on.
Listing now tends to work when
- You are in ZIP 46038, where the median home spent 32 days on market in September 2026 and homes sold for 97.4% of asking from July to September 2026, and your home is ready to show.
- You will price from recent sales at your price from day one, and your home is ready to be compared with the new builds buyers can tour in Fishers the same week.
- Your next move has a date, and a cash offer can set that date if timing matters more to you than price.
Taking more time may fit when
- You are in ZIP 46037, where the median wait was 39 days and 59.0% of listings had cut their price in the week of Oct. 5, 2026, and your home needs work before it can hold its price.
- Your number depends on matching the highest recent sale on your street, and you are not ready to price from the full set of recent sales.
- You have no deadline, and preparing well matters more to you than listing quickly.
What do we tell Fishers sellers about where prices go next?
Our view at Mark Dietel Realty: We report what happened and what it means for your price range. We do not predict prices. Anyone who tells you exactly where prices will be next spring is guessing.
Your options for selling a Fishers home
There is more than one way to sell a Fishers home. We will lay them side by side with your numbers so you can choose.
List on the market
Usually the highest price, if you have time to prepare and show the home.
- A local agent walks through your home
- Recent sales at your price, side by side
- A pricing and preparation plan for your first weeks on the market
Guaranteed sale
For sellers who need to know the home will sell before they make their next move.
- We agree on the price up front
- Plan your move around a known outcome
Cash offer
Speed and certainty. Sell as-is, on your timeline.
- No repairs or showings
- See how a cash price compares with listing
A cash offer trades price for speed and certainty. If your home is in good shape and you have time, a cash offer usually means taking less. It can make sense when repairs, timing or certainty matter more than price.
Who this may not be right for
You may not need a listing agent if you already have a buyer, you are comfortable pricing from public sold data, and you are ready to handle disclosures, showings, negotiation and closing paperwork yourself, or with a real estate attorney. Many people sell that way. If that is you, we will tell you so.
We are a team: you work with a listing agent backed by inside sales, coordinators and a transaction coordinator. Some sellers want one person for every call, start to finish. If that matters more to you than a team system, a solo agent may fit you better.
Questions Fishers sellers ask us
How long will my house sit on the market before it sells?
In Fishers, the median home spent 39 days on market in ZIP 46037 and 32 days in ZIP 46038 in September 2026 (Indiana REALTORS Housing Hub). Half of homes took longer than that, and the price your home starts at has the most to do with which half it lands in.
Should I wait until spring to sell my house, or list now?
That depends on your deadline and your home more than on the season. We do not predict spring prices. We can show you what homes at your price in your ZIP Code sold for over the last three months and how long they took, and you can decide from there.
Can I sell and close fast enough to fit my timeline?
Often, yes, when the timeline is set before the price. Closing usually follows the contract by several weeks, depending on the buyer's financing. When the date matters more than the last dollar, a cash offer can fix the date, usually at a lower price.
