Quick answer: Marion County homes sold for about 95% of list price on average in September 2026, so in our read, bidding wars in Indianapolis, Indiana are the exception. When one happens, how high to go depends on where the list price sits against comparable sales, and Mark Dietel Realty pairs that price with a pre-approval and an appraisal-gap plan.
What we analyzed: Indiana Code 25-34.1-10-11 (duties of a buyer's agent), NAR's consumer guide to written buyer agreements, Freddie Mac's weekly mortgage survey for October 8, 2026, and the Indiana REALTORS Housing Hub report for Marion County, September 2026.
Key takeaways
- Sellers compare the whole offer, so certainty and timing can beat a slightly higher price.
- Under IC 25-34.1-10-11, your own agent may not reveal that you would pay more without your written consent, but an escalation clause shows your ceiling to the seller.
- Decide your true ceiling before the review deadline, based on comparable sales and your monthly payment.
- An appraisal-gap plan tells the seller what happens if the appraisal comes in low, which is often the deciding term.
- Marion County had 3.5 months of inventory in September 2026; in our read, many homes there do not draw competing offers at all.
This guide is for buyers on the Southside and in Greenwood who expect competition. It is the buyer's side of the same moment covered for sellers in How Do I Handle Multiple Offers on My House in Indiana? Sellers who price below market on purpose are hoping for exactly this.
What makes an offer strong to an Indiana seller?
A strong offer makes the seller confident it will close on time at the agreed price. Sellers in Indiana look at price, financing, contingencies, earnest money, the closing and possession dates, and whether the buyer has a plan if the appraisal comes in low.
Check these terms before you submit:
What makes an offer strong to an Indiana seller?
| Offer term | What makes it stronger | What to weigh first |
|---|---|---|
| Pre-approval | A written pre-approval from a named lender, dated recently, matched to the offer price | A pre-qualification is weaker than a full pre-approval |
| Earnest money | An amount that shows commitment, delivered to the title company on time | How the purchase agreement handles it if you cancel |
| Appraisal plan | A stated amount you will cover if the appraisal is low | You need cash available to cover that gap |
| Inspection | A shorter response period, or asking only about major items | Giving up inspection protection can be costly; talk it through first |
| Closing date | A date that matches the seller's plans | Your lender's realistic timeline |
| Home-sale contingency | No contingency, or a clear plan if you must sell first | Whether you can carry two payments |
| Seller concessions | Fewer requests for seller help with your costs | Your cash to close |
Since August 17, 2024, NAR settlement practice changes mean you sign a written buyer agreement before touring. How your agent is paid is spelled out there: commissions are fully negotiable, are not set by law, and are set in writing. You can ask the seller to contribute, but in a bidding war that request is one more term the seller weighs.

How much over asking should I offer?
There is no right amount over asking. Start from what recent comparable sales support, then decide the highest price you would pay without regret, based on your monthly payment and how much appraisal gap you could cover in cash. Offer at or near that ceiling if you truly want the home.
Ask your agent for comparable and pending sales. If the home is listed well below them, competition may land above list price.
Keep the monthly payment in view. Freddie Mac's Primary Mortgage Market Survey put the average 30-year fixed rate at 7.40% on October 8, 2026. Ask your lender how much each extra $10,000 of loan adds to your monthly payment, including taxes and insurance, before you set your ceiling. In our experience, buyers are happiest when they set a number before the deadline and stick to it.
How does an escalation clause work?
An escalation clause says you will pay a set amount more than any competing offer, up to a maximum price you name. For example, you offer at list price and agree to beat any higher offer by a set amount, up to a ceiling you name. Sellers typically ask to see the competing offer that triggers it.
Escalation clauses can help you avoid overpaying when competition is lighter than expected. The main drawback is that the clause tells the seller your ceiling. Indiana law protects buyers here: under IC 25-34.1-10-11, your own agent may not tell anyone that you would pay more than your offered price without your written consent. Ask a real estate attorney to review the clause wording if anything is unclear.
What does this look like in Central Indiana?
Here is a hypothetical Southside Indianapolis buyer in 46237, pre-approved for a conventional loan, looking at a home listed at $299,900 with offers reviewed Monday evening. Comparable sales support a little above list, and the lender confirms the payment works up to the buyer's ceiling.
What does this look like in Central Indiana?
| Hypothetical term | Our buyer's offer |
|---|---|
| Price | $310,000 (ceiling $312,000) |
| Financing | Conventional, written pre-approval attached |
| Earnest money | Due to the title company within two business days |
| Inspection | 10-day inspection period |
| Appraisal gap | Buyer covers up to $5,000 |
| Seller concessions | None requested |
If a competing buyer offers slightly more with an FHA loan and a request for seller help, the seller may still pick our buyer's offer because it is simpler and protects the price. If a much higher cash offer arrives, the buyer lets it go, because the ceiling was set before the deadline. For the full buying sequence, see What Are the Steps to Buying a House in Indiana?
When this doesn't apply
Our read of the figures below: most homes do not draw a bidding war. In Marion County in September 2026, homes sold for a little under list price on average, per the Indiana REALTORS Housing Hub.
When this doesn't apply
| Marion County, September 2026 | Figure |
|---|---|
| Median days from listing to pending | 28 (may be revised) |
| Sale price as a share of list price | 95.2% |
| Months of inventory | 3.5 |
In many price ranges, buyers have room to negotiate, ask for repairs and keep full contingencies. This guide also does not apply to new construction from a builder, which follows the builder's own pricing and contract process.

Frequently asked questions
Does writing a personal letter to the seller help?
Many agents now advise against buyer letters. They can reveal personal details unrelated to the sale terms, which raises fair housing concerns. A clean offer with strong terms is the safer way to stand out.
Can I lose my earnest money if I win and then back out?
It depends on the purchase agreement. If you cancel within a contingency, such as inspection or financing, the earnest money is usually returned as the contract states. If you back out for a reason the contract does not allow, the seller may have a claim to it.
Is a cash offer always better than a financed one?
Not always. Cash removes loan approval and the lender's appraisal, which sellers value. A financed offer with a strong pre-approval and an appraisal-gap plan can still compete well, especially when its price or timing fits the seller better.
How fast do I need to submit my offer?
If the listing sets an offer review time, submit before it, ideally with a few hours to spare so your agent can confirm it was received. Otherwise, have your pre-approval and proof of funds ready before you tour.
