Why are Franklin homes taking longer to go under contract?
Because more homes are competing for fewer new contracts. The median home in 46131 took 38 days from listing to pending in September 2026, up 124% from a year earlier as published; in September 2025 it took 17 days. Johnson County's median was 30 days.
New listings rose 17% to 54 in September 2026, while new pending contracts fell 18% to 42. Buyers had more to choose from and took longer to decide.
Speed varies across the county. ZIP 46184 went under contract in 14 days and 46142 in 17 days, while 46181 took 35 days.

How many homes are Franklin sellers competing with?
More than a year ago. The Housing Hub counted 101 homes for sale in 46131 in September 2026, up 8% from a year earlier as published, against 66 in March 2026. Months of inventory was 2.4, up 2%, compared with 2.7 for Johnson County.
Months of inventory stayed below the county's because Franklin sales rose along with listings. For a seller, it still means a buyer at your price has more homes to tour than in the spring.

Is Franklin a buyer's market or a seller's market?
Balanced, by our test. In the three weeks to the week of Oct. 19, 2026, homes in 46131 sold for 96.1% of their original list price. We call at or above 98 percent of original list price a seller's market, 96 percent to under 98 percent balanced, and under 96 percent a buyer's market. Johnson County, at 95.1%, falls in buyer's market territory.
That call is for the ZIP as a whole, and your price range can be in a different market. Price cuts were still common: 57.1% of Franklin listings had a price decrease over those three weeks, against 59.6% county-wide. From July to September 2026, Franklin homes sold for 96.1% of the asking price at the time of sale.

Who is in a stronger position right now, and who is in a weaker one?
Franklin's higher prices and slower contracts favor some sellers and work against others.
In a stronger position
- A seller whose home matches what sold recently in 46131, where the median price rose 7% from July to September 2026 as published.
- A seller who can wait out a median of 38 days to a contract without being forced into a deal.
- A seller who has handled the roof, mechanicals and other inspection items before listing, so a buyer has less to renegotiate.
In a weaker position
- A seller expecting last year's pace, when the median home went under contract in 17 days in September 2025.
- A seller who lists above recent sales in a ZIP where 57.1% of listings cut their price in the three weeks to the week of Oct. 19, 2026.
- A seller who has to close by a fixed date, with 101 homes for sale competing for the same buyers.

Your options for selling a Franklin home
There is more than one way to sell a Franklin home. We will lay them side by side with your numbers so you can choose.
List on the market
Usually the highest price, if you have time to prepare and show the home.
- A local agent walks through your home
- Recent sales at your price, side by side
- A pricing and preparation plan for your first weeks on the market
Guaranteed sale
For sellers who need to know the home will sell before they make their next move. Conditions apply.
- We agree on the price up front
- Plan your move around a known outcome
Cash offer
Speed and certainty. Sell as-is, on your timeline.
- No repairs or showings
- See how a cash price compares with listing
A cash offer trades price for speed and certainty. If your home is in good shape and you have time, a cash offer usually means taking less. It can make sense when repairs, timing or certainty matter more than price.
Who this may not be right for
You may not need a listing agent if you already have a buyer, you are comfortable pricing from public sold data, and you are ready to handle disclosures, showings, negotiation and closing paperwork yourself, or with a real estate attorney. Many people sell that way. If that is you, we will tell you so.
We are a team: you work with a listing agent backed by inside sales, coordinators and a transaction coordinator. Some sellers want one person for every call, start to finish. If that matters more to you than a team system, a solo agent may fit you better.
