Why Are Pre-Listing Inspections Important in Today’s Market?

Here’s why I recommend pre-listing inspections to my home-selling clients.

We have a huge shortage of inventory in our real estate market. Demand remains high, which means homes are regularly selling over asking price and receiving multiple offers. After a home goes under contract, the inspection is a critical part of the process. 

You might have heard that certain buyers are waiving inspections, but that’s something we don’t recommend our clients to do. Very few times is it ever done in an actual transaction. Because of that, it’s my professional opinion that a pre-listing inspection is something all sellers should consider when preparing their homes for sale.

They’re pretty inexpensive and we’d be happy to recommend a great inspector.

When buyers are coming in with offers above list price and appraised value, inspection reports are very critical to them. They believe that the home should be in tip-top condition if they’re paying a premium for it. A pre-listing inspection allows you to get a leg up on other sellers who don’t take the time to do one.

They’re not very expensive and we’d be happy to refer you to our preferred home inspector. Inspection issues are probably the biggest pain point for sellers, and they can be solved with a simple pre-listing inspection.
