Quick answer: A Greenwood, Indiana resale is worth what a buyer will pay after touring the new builds at your price, and in October eight builder communities were selling there. At Mark Dietel Realty, we suggest setting your price against those homes and showing buyers what your house offers that they do not.
What we analyzed: Greenwood builder websites (checked October 3 and 15, 2026, in MDR's New Construction Inventory) and Indiana REALTORS Housing Hub figures for ZIP Codes 46142 and 46143 and Johnson County for September 2026, as published.
Key takeaways
- Greenwood buyers can tour new homes from six builders the same weekend they see your house.
- Both Greenwood ZIP Codes had more months of supply this September than last.
- Price against the homes your buyer will actually see, and name what your home offers that a new build does not.

What does this look like in Central Indiana?
A hypothetical: you own an older four-bedroom home in Greenwood and expect to list around $340,000. A buyer at that price can browse quick move-in homes in Sage Run, Lincoln Place or Meadows at Belleview the same afternoon.
So you look at them first: size, lot, finishes and what is included. Then you note what your house offers that they do not, such as a larger lot or a finished basement, and price against them and nearby resales.
How does a new build change what buyers will pay for your home?
Our view at Mark Dietel Realty: buyers compare your home with the other homes they tour that week, at your price. Sometimes that is the neighbor's resale. In towns where builders are active, it is often a new build with a warranty. Price and prepare for the homes your buyer will actually see.
In Greenwood, your list price is tested against new homes a buyer can move into soon.

Our view at Mark Dietel Realty: an appraisal and recent sold comparables show where the market was. Buyers decide based on where your competition is today: the homes for sale now, at your price, with their features. This is general information, not appraisal advice. If an appraisal already came in short, see The appraisal came in low on my Indiana sale: now what?
What do the Greenwood numbers say about competition?
The Indiana REALTORS Housing Hub shows more months of supply in both Greenwood ZIP Codes this September than a year earlier, with the larger jump in 46143. Close to six in ten listings had a price cut in late September. Median days on market were shorter than a year earlier.
What do the Greenwood numbers say about competition?
| Housing Hub, as published | ZIP 46142 | ZIP 46143 | Johnson County |
|---|---|---|---|
| Months of inventory, Sept 2026 | 2.4 | 2.9 | 2.7 |
| Months of inventory, change vs. Sept 2025 | +17% | +39% | +19% |
| Homes for sale, Sept 2026 | 85 | 242 | 576 |
| Median days on market, Sept 2026 | 17 | 28 | 30 |
| Median days on market, change vs. Sept 2025 | -36% | -28% | +4% |
| Listings with a price cut (3-week avg., week of Sept 28) | 59.0% | 58.6% | 57.5% |
Our view at Mark Dietel Realty: new construction adds supply. When a town's months of supply climbs, resale sellers face more competition at their price, and that shows up first in longer days to contract and more price cuts.
Our read of Greenwood this fall: the added supply is there, but homes that sold still went under contract faster than last September. We have no earlier price-cut figure on this page, so we make no claim that cuts increased.
How should you price and prepare a Greenwood resale against new construction?
Start with what a Greenwood buyer will see on builder websites at your price and size, then compare it honestly with your home. Price to today's competition, using recent sales as the starting point, and fix what would push a buyer toward new.
- See what your buyer sees: builder homes in your price range and size, plus nearby resales.
- List the differences both ways: your lot, finished space and upgrades; their warranty and new systems.
- Set your price against that set of homes.
- Fix known issues, consider a pre-listing inspection, and have your Seller's Residential Real Estate Sales Disclosure (State Form 46234, under IC 32-21-5) ready early.

How are property taxes different on a new build in Indiana?
Indiana assesses property as of January 1 and taxes are paid in arrears, the following year. A new build finished after January 1 can carry a partial assessment on its first bills, and the owner files the homestead deduction with the county auditor. A resale's tax history is already known.
The homestead application is due by January 15 of the year taxes are first due (State Form 51781). More in How do property taxes work when you buy a house in Indiana? This is general information, not legal, tax or appraisal advice. Confirm your situation with the Johnson County Assessor, a CPA or an attorney.
When this doesn't apply
This page is for owners in 46142 and 46143 whose homes compete with new builds at a similar price and size. If your home is priced well above or below the nearby new communities, your competition is mostly other resales. Owners outside these two ZIP Codes, including Center Grove, should use their own area's numbers.

Frequently asked questions
Do new builds lower the value of nearby resale homes in Greenwood?
They change who your home competes with. A buyer who can choose a new build at a similar price expects a resale to offer something in return, such as a larger lot, finished space or a sharper price. No public Greenwood data measures a value effect, so we do not claim one.
Should I match a builder's price per square foot?
Not by itself. A new build and a resale differ in age, lot, finishes and what is included, so one price per square foot can mislead. Compare the full homes your buyer will tour instead.
Will an appraiser compare my home to new construction?
Appraisers pick recent sold comparables that most closely match your home, which can include new builds. This is general information, not appraisal advice. Ask your agent which recent sales are likely to be used before you set a price.
Do coming-soon communities matter if no homes are listed yet?
Yes, for timing. Three Lennar communities in Greenwood were listed as coming soon in October 2026. When they open, buyers get more new homes to tour, so check the builder pages again before you list.
