Are New Palestine home prices going down?
The summer median came in lower than a year ago. From July to September 2026, the median sale price in ZIP 46163 was $374,300 across 58 sales, down 5% from the same months a year earlier, as published by the Housing Hub. Closed sales over those three months were down 13%, as published.
The 12-month view is steadier. From October 2025 to September 2026, the median was $389,000 across 220 sales, up 1% as published. New Palestine also stayed above Hancock County as a whole, where the three-month median was $349,100.
Homes sold for 96.8% of their asking price at sale from July to September 2026, close to the county's 96.7%. Much of the negotiating showed up earlier, as price cuts on the listing itself.

How fast are New Palestine homes going under contract?
Faster than the rest of Hancock County, though slower than a year ago. In September 2026 the median home in 46163 went from listing to pending in 29 days, compared with 17 days in September 2025. The Housing Hub published that as up 71%.
Across Hancock County the median was 44 days in September 2026. Among the county's ZIP Codes with enough sales to report, 46163 was the quickest: 46040 took 36 days, 46140 took 40 and 46055 took 50.
A median means half of the homes took longer. In our experience, the New Palestine homes that sat were usually listed above what similar homes nearby had just sold for.

Why are so many New Palestine listings cutting their price?
Because buyers are negotiating from the first asking price. In the three weeks to the week of Oct. 19, 2026, 64.6% of listings in 46163 had a price decrease, the highest share among Hancock County ZIP Codes with enough listings to report. The county share was 61.3%.
Over the same three weeks, New Palestine homes sold for 95.5% of their original list price, a figure that counts every cut from the first price on the listing. We treat at or above 98 percent of original list price as a seller's market, 96 to under 98 percent as balanced and under 96 percent as a buyer's market, which makes 46163 a buyer's market as a whole. A single price range inside the ZIP can be in a different market.

How many homes are for sale in New Palestine?
A few more than a year ago, with fewer new ones coming on. In September 2026, 46163 averaged 44 homes for sale a day, up 11% from a year earlier as published, and had 2.4 months of inventory.
New listings dropped to 18 in September 2026, down 28% as published, while buyers signed 23 new pending contracts. Hancock County had 2.9 months of inventory, so New Palestine had less supply for its pace of sales than the county did.

Who is in a stronger position right now, and who is in a weaker one?
The same New Palestine numbers cut both ways, depending on the home and the plan behind it.
In a stronger position
- A seller whose first price lines up with recent 46163 sales, in a ZIP where the median home went under contract in 29 days in September 2026.
- A seller listing while few new homes are coming on: 18 new listings in September 2026, down 28% from a year earlier as published.
- A seller with a home ready to show, facing 2.4 months of inventory in September 2026, against 2.9 for Hancock County.
In a weaker position
- A seller pricing off last year, when the summer median was higher; the July to September 2026 median of $374,300 was down 5% as published.
- A seller who plans to list high and cut later, in a ZIP where 64.6% of listings had a price decrease in the three weeks to the week of Oct. 19, 2026.
- A seller who needs a quick contract, now that the median time to pending has gone from 17 days in September 2025 to 29 days in September 2026.
Where we stand on predicting New Palestine prices
Our view at Mark Dietel Realty: We report what happened and what it means for your price range. We do not predict prices. Anyone who tells you exactly where prices will be next spring is guessing.
Your options for selling a New Palestine home
There is more than one way to sell a New Palestine home. We will lay them side by side with your numbers so you can choose.
List on the market
Usually the highest price, if you have time to prepare and show the home.
- A local agent walks through your home
- Recent sales at your price, side by side
- A pricing and preparation plan for your first weeks on the market
Guaranteed sale
For sellers who need to know the home will sell before they make their next move. Conditions apply.
- We agree on the price up front
- Plan your move around a known outcome
Cash offer
Speed and certainty. Sell as-is, on your timeline.
- No repairs or showings
- See how a cash price compares with listing
A cash offer trades price for speed and certainty. If your home is in good shape and you have time, a cash offer usually means taking less. It can make sense when repairs, timing or certainty matter more than price.
Who this may not be right for
You may not need a listing agent if you already have a buyer, you are comfortable pricing from public sold data, and you are ready to handle disclosures, showings, negotiation and closing paperwork yourself, or with a real estate attorney. Many people sell that way. If that is you, we will tell you so.
We are a team: you work with a listing agent backed by inside sales, coordinators and a transaction coordinator. Some sellers want one person for every call, start to finish. If that matters more to you than a team system, a solo agent may fit you better.
